How to calculate your costs in the buying process?

Real estate agent costs

Costs will vary from ca 3.000 EUR up to ca 1 % of the purchase price. Please check whether the fee is including B.T.W.

Costs are not subject to tax relief (*)

For the purchase of your home you can use the services of a real estate agent. He/she will;

Hiring a real estate advisor is not mandatory but can be helpful, especially in tight markets

Mortgage loan advice costs

Costs for a full service independent advice varies from 2.500 EUR up to 3.500 – EUR for more complex (entrepreneur) casus.

Costs are subject to tax relief (*)

Costs are for arranging the loan and writing a comprehensive advice report (including financial coverage advice in case of life events s.a. death, disability and unemployment). You can use the services of an independent mortgage loan advisor (shop at different banks) or go to a general bank (bank offer only).

N.H.G. Contribution

One off fee for N.H.G. contribution (up to purchase price of max 470.000 EUR) is 0,4% of the loan amount.

Costs are subject to tax relief (*)

Bank warrantee

Costs of a bank warrantee are mostly 1% of the warrantee amount (which is 10% of the purchase price of your home). Some banks do not charge a fee for the bank warrantee. As an alternative for the bank warrantee you can provide a “waarborgsom” (meaning you pay an amount of 10% of the purchase price yourself to the notary office in the process of the loan application (see purchase contract)). This amount will be settled with the amount payable at the date of transfer of ownership of your new house at the notary office.

Technical inspection

A technical inspection give you insight in the technical condition of a house / apartment. Cost indication is 400 – 495 EUR.

Costs are almost always subject to tax relief if directly linked to the purchase of the house (*)

Sworn translator

Costs – depending on language – are ca 300 – 375 EUR.

At the notary office the deeds (transfer of ownership and registration of mortgage loan) are read to you in Dutch language. If you do not understand the contents of the deedsread to you in dutch a sworn translator must be hired.

Costs are subject to tax relief as far as the deed for registration of the mortgage loan is concerned (mostly 50% of the total costs). (*)

Notary office costs

Notary costs are roughly divided in costs linked to the deed of transfer of ownership and costs linked to the deed of registration of the mortgage loan, indicatively for both deeds indicatively 2.000 EUR has to be budgetted (roughly 1.000 EUR per deed, including additonal costs).

Notary office costs assigned to the deed of transfer of ownership are not subject to tax relief, for the costs related to the deed of registration of the mortgage loan, they are subject to tax relief.

Transfer tax (governmental tax)

Transfer tax is levied when ownership of a house is transferred to the new owner is 2% of purchase price (main residence), 8% of purchase price (non main residence) (house rented out, holiday home).

10,4% in all other cases (business related real estate, offices or any real estate other than stated above). If you meet all requirements you can be exempt from transfer tax (0%).
